Office Buildings

Professional space built for how your team actually works, whether that is a single-tenant building off Main Street, a suite near the USU campus, or a multi-tenant shell you plan to lease out.

Two things matter more here than most people expect. The first is mechanical: Cache Valley's winter inversions mean your HVAC is recirculating valley air for weeks at a time, so ventilation and filtration are worth specifying properly rather than taking the base bid. The second is daylight. Our winters are long and grey, and glazing that works in July can leave a floor plate dim in January.

Retail & Storefront

Storefronts that pull people in from the sidewalk, including work in downtown Logan's older building stock along Center Street and Main, where what is behind the finishes is rarely what the drawings say.

Retail entries take a beating here. Between snowmelt, road salt, and six months of wet boots, the entry sequence is where a cheap build shows first. Restaurants are the tightest commercial build there is. The kitchen drives everything, and the trades have to land in the right order or the schedule unravels.

We coordinate hood and suppression, grease interceptors, floor drains and slope, and the health department sign-off alongside the building inspection, so those two tracks do not end up blocking each other. Opening dates are usually locked to a lease or a season, and in a college town like Logan the difference between opening before students return in August and opening after is a real number.

Industrial & Warehouse

Shops, warehouses, and light industrial buildings across the valley, including the ag-adjacent work that comes with farming country.

Two structural realities drive cost here. The slab has to be specified for what actually rolls across it, and forklift and truck traffic ask a lot more of a floor than a parked vehicle does. And on a low-slope commercial roof, our 35+ psf ground snow load is only the starting number. Drift loads pile up against parapets, roof steps, and adjacent taller structures, and that is where under-engineered buildings get into trouble in February.

Already have the space? Most of our commercial work is making an existing building work for how a business actually runs, rather than starting over.

The constraint is almost never the construction. It is the building staying usable while we work, the landlord's requirements, and a lease clock that started before demolition did. We phase the work, run the loud and dusty scopes outside your hours where we can, and keep a clean, contained site so the rest of the building keeps operating.

Pre-Construction & Budget

Design, Engineering & Plan Review

We coordinate drawings and engineering, then carry the submittal through Logan City or Cache County, including the fire marshal review where the occupancy calls for it.

Construction

Our own crew self-performs most of the work, which is how we keep quality and scheduling under one roof. If the building stays occupied, we phase around you.

Closeout & Occupancy

Final inspections, certificate of occupancy, punch list, and a walkthrough with you. Every project carries a 1-year workmanship and materials warranty.

Do you do ground-up commercial, or only build-outs?

Both. We take commercial projects from an empty lot through to occupancy, and we do a lot of build-out and tenant improvement work inside existing buildings. Tell us which situation you're in and we'll tell you honestly whether we're the right fit for it.

Can we stay open while you work?

Usually, yes. We phase occupied-building work so the rest of the space keeps operating, run the loud and dusty scopes after hours or on weekends where the work allows, and keep the job site contained and clean. We'll map that out with you before we start, not after.

Do you handle commercial permitting and plan review?

Yes. We carry the submittal through Logan City or Cache County depending on where you are, and coordinate the fire marshal review when your occupancy calls for it. Commercial plan review is a longer road than residential, and we build that time into the schedule up front.

What makes a commercial build different here in Cache Valley?

Mostly the roof and the code. Commercial buildings go up under the 2024 International Building Code rather than the residential code, and accessibility is fully in scope.
